City Center Plaza – International Software Developer Tenant Improvement

Howard S. Wright provided preconstruction and constructions services for this 491,000 sf, 25-story tenant improvement.  The City Center Plaza tenant improvement is LEED registered with a target of LEED-CI Gold certification.  The project was performed on a GMP contract and was completed under budget.

With extensive finishes in an office setting, the project includes a high-density 7,000 sf computer lab, 20,000 sf full-service cafeteria, inter-floor connecting stairway, communicating security access systems to separate public and tenant spaces, and high level finishes.

The existing shell and core structure was modeled in 3D so BIM could be utilized for MEP design and coordination.  With an aggressive turnover schedule, BIM became a key to accelerating installation on each floor with minimal field issues.

The tenant improvement schedule included a 5-stage phased occupancy to facilitate the Owner’s transition.  Howard S. Wright successfully developed and managed a phased occupancy program that addressed the Owner’s needs, met code and life safety requirements, and provided minimal impact to early occupants as the balance of construction completed.  The first eight floors were turned over only 18 weeks after construction started.  All phased occupancies were met.

Howard S. Wright received accolades from the project owner for minimal impacts to the building tenants and zero impacts to occupied building systems.
