City Center Plaza – Shell & Core and TI

Rising 26 stories in Bellevue’s downtown core, City Center Plaza spans the area adjacent to the transit center and the new City Hall, and is one of the largest office buildings in Bellevue. 
 
Our team mobilized quickly and within a two-week period, prepared to begin construction on this downtown high-rise, which provides over 500,000 sf of office space above five levels of underground parking.
 
The existing shell & core structure was modeled in 3-D so BIM could be utilized for MEP design and coordination.  With an aggressive turnover schedule, BIM became a key to accelerating installation on each floor with minimal field issues.
 
The 491,000 sf, 25-story tenant improvement is for a worldwide international software developer and includes a high-density, 7,000 sf computer lab, 20,000 sf full-service cafeteria, inter-floor connecting stairway, comunication security access systems to separate public and tenant spaces and high-level finishes.
 
The tenant improvement schedule included a 5-stage, phased occupancy to facilitate the Owner’s transition.  HSW successfully developed and managed a phased occupancy program that addressed the Owner’s needs, met code and life safety requirements, and provided minimal impact to early occupants as the balance of construction completed.  The first eight floors were turned over only 18 weeks after construction started.  All phased occupancies were met.
 
This major downtown project includes a 2-acre public plaza extending between the new structure and the existing City Center. Typical floors are approximately 23,000 sf, with a 21,000 sf mixed-use area at ground level that includes an atrium lobby, retail tenants, daycare and restaurants.
