Jack London Square
HSW provided preconstruction and construction services for the entire Jack London Square project which contains two sites.
Site C consists of a ground-up, 32,000 sf, 2-story, mixed-use building. We delivered the project as design-assist and design-build, which included budgeting and value engineering during the design phase. The building now features retail, restaurant and office space.
Site F1, the second phase of this redevelopment, involved 1 year of preconstruction and 22 months of construction for a 6-story, 190,000 sf, mixed-use structural steel building. The enclosure consists of CCAP (light-weight, precast) emperior brick; high STC glazed curtainwalls and ribbon windows. The foundation system consists of a structural concrete slab and piling, pile cap and grade beams.
Extensive security systems were installed to ensure protection of office employees, property and attached parking garage. We also provided the plaza site work, which includes palm trees, grass, and concrete that offers two levels of open-atrium style marketplace below four levels of office space. The project is LEED Registered with a target of LEED Silver.
