Marshall Wells Historic Renovation
This former Pearl District warehouse now has new life as an upscale, 310,000 sf residential complex after undergoing a 9-story renovation with 2.5 floors of parking. Howard S. Wright kept many facets of the building’s original charm and construction, such as concrete exterior walls and heavy timber construction, yet modified the structure so that it is suited for loft-style living.
In addition to extensive seismic upgrades, Howard S. Wright removed the original roof and replaced it with a plywood diaphragm. Our team erected new steel columns and lined them up with existing internal wood columns to support a new eighth floor on the roof. Below grade, we added a structural steel deck mezzanine floor that provides an additional floor of parking. To meet sound requirements, we developed an innovative third pane window system that effectively blocks sound from a nearby highway. To decrease noise drift we also caulked each unit extensively between the building’s original diagonal wood decking.
Originally built in 1910, the building is on the National Historic Register.
