This 290,000 sf tenant improvement will involve the re-stack and remodel of 14 occupied floors in a Class A high-rise building for an international law firm. The project will seek a minimum of LEED Certification.
Functions include private offices, secretarial stations, conference center, litigation center, library, records center, mail center, data center, copy and coffee breakout areas and a full kitchen and cafeteria.
The facility will remain occupied during construction and will be completed in six phases with three or more floors under construction at any given time. The first phase involves temporary construction on two separate floors for the re-location of employees for swing space.
The elevator lobbies and reception area will be upgraded to include secured entries, veneer wall panels, stone flooring and cove ceilings. All floors will receive new ceilings, light fixtures and a new IDF closet. Restrooms on each floor will be remodeled, with one being relocated to allow for an additional elevator stop for the high-rise elevator. All office fronts will include aluminum glazed storefront systems with film. Structural upgrades are included for the records center and library. The raised flooring in the Data Center will be removed and all MEP equipment will be upgraded. The full service kitchen and dining facility will be relocated to another floor and all kitchen equipment will be replaced. An existing 7-floor internal stair will be remodeled as well as another 2-floor internal stair. Showers and a locker room will be added.
