Riverpark Podium & Office Building
Riverpark is a brownfield development of a six acre site in Redmond, Washington. We were hired to build three different projects for four owners: a 270,000 sf parking garage and podium; a 110,000 sf shell office building; and a 28,000 sf healthcare tenant improvement for Group Health Cooperative (GHC). During preconstruction, we provided constructability, estimating, scheduling, and planning expertise to the owners.
High Liquefaction Zone – The soil conditions varied from the elevation of about 10 to 14′ of material that was unsuitable for the buildings to be supported. We utilized geopiers under spread footings for the buildings that were installed on-grade. As the parking garage was to be one level underground, we were able to utilized spread footing and a little bit of over-excavation.
HPGB Strategies – The office building met all standard energy codes for the State of Washington; installed low flow toilets; all products were low VOC; and the covered parking garage includes charging stations for cars.
Construction waste mangement strategies maximized the recycling for the materials of the existing buildings that were demolished so that over 75% of the material was diverted from landfills. We were able to utilized over 1000 cy of this self-generated material for re-use as backfill behind the walls. The demolished bricks and asphalt were utilized as temporary jobside roads for access in and out of the site.
