The South Neighborhood
Located adjacent to the Staples Center in South Central Los Angeles, the South neighborhood development was the first new ground-up downtown condominium project in more than two decades. HSW built all three properties including:
E11even – This 396,000 sf, mixed-use building which features 175 residential units on 13 floors is the first LEED Gold certified high-rise residential project in the state of California. E11even adapted green building standards for construction using sustainable materials and energy efficient construction techniques and amenities. Retail shops ring the first floor perimeter and the fourth floor features a common area garden terrace for residents of E11even and Luma.
Luma – This LEED certified, 473,000 sf, 19-story condominium features a window wall precast exterior that provides exceptional views for all 236 residential units.
EVO – As the third and largest of this three-block development, EVO includes 311 residential units and 627,000 sf of space spanning 23 floors. HSW utilized an innovative topdown construction method to build three levels of below grade parking. EVO features a unitized curtainwall system and a sixth floor common green space that ties into the new city park.
